THINKING ABOUT SELLING YOUR HOME?

As a licensed REALTOR I talk to people every day that want to sell their home. I explain to people there are 5 factors that go into selling a home:
- Location - Location is subjective. What I mean by that is someone will like an area, although someone else may not. The key is getting the right person to see the home.
- Marketing - How the home is exposed to the general public? What forms of media are being used to get the word out
- Condition - The condition of a home goes beyond what you can see or smell. How is the wiring, the heating/cooling system, and the plumbing? Do you know of any problems? I can assure you potential buyers will be looking and concerned with the condition.
- Price - This is one of the most important factors in selling your home. If you price your home too high you may not have many people looking. If you price your home too low, well, you know. The key is to price your home keeping "fair market value" in mind. So many times I hear sellers say, "Well, we can always drop the price." Yeah, you can, but the longer a home is on the market the more people will ask "What's wrong with the home"; so, getting the right price is important.
- Timing - Someone may have their home on the market for 6-7 months and the home may not sell when the seller decides to try another REALTOR. The new REALTOR sells the home in 3 weeks. If all forms of marketing media are the same, it may not be the agent's fault. Consider the timing of having a buyer looking to buy a home. Sometimes the right buyer isn't ready "just now" so we play a "waiting game". As a Christian I believe everything happens in God's timing so we are to be patient and trust Him. This may be the hardest aspect of selling a home.
